2. A full 3–4 paragraph description — structured as: lifestyle paragraph, interior features, flow and function, closing urgency statement. No clichés like "stunning," "gorgeous," "entertainer's dream," or "priced to sell."

3. Key features bullet points — 5–6 punchy dot points for the features section of the portal listing.

Total character count: typically 1,200–1,800 characters — within portal limits for all major platforms (Zillow, Domain, REA, Rightmove).


Step 1: Navigate to the Content Tools

From your Homai dashboard, the content tools are in the Content tab.

Log in to your Homai account at homaihq.com.

From the dashboard, click Content in the top navigation. You'll see 8 content tools. Select Listing Description.


Step 2: Upload Your Best Room Photo

The AI analyses the photo to inform the description — the better the photo, the more specific the output.

Click the upload area and select your best listing photo. This should be:

Step 3: Configure the Output Settings

Four settings control how the description is calibrated.

Listing Style: Choose the style appropriate to your market:

  • REA/Domain Listing (Australian standard)
  • Rightmove Listing (UK standard)
  • Luxury (premium properties, elevated language)
  • Investment (investor-focused, returns and yield language)

Market/Region: Select your market. This adjusts terminology (realtor vs agent, property vs home, lounge vs living room) to match local conventions.

Tone: Professional, Warm, or Urgent. Professional for standard listings, Warm for family homes, Urgent for properties with genuine time pressure.

Language: English or the language of your target buyer market.


Step 4: Generate the Description

Click Generate. The AI processes the photo and settings and returns the complete description package in approximately 15–20 seconds.

Click Generate Content (1 credit). Processing takes 15–25 seconds.

The output appears below the settings panel in three sections:

  • Headline — the primary listing title
  • Description — the full portal description
  • Key Features — the bullet points

Each section has a copy button. Click to copy any section directly to clipboard.


Step 5: Review and Personalise

The AI generates the structure and the language. You add the specifics only you know.

The AI writes from what it can see in the photo. It cannot know:

  • The suburb and specific street (unless you add it)
  • Recent comparable sales in the area
  • The vendor's specific timeline or motivation
  • Any features not visible in the photo (swimming pool, solar panels, new hot water system)

What to add after generation:

  • The suburb and address reference in the opening paragraph
  • Any features not visible in the hero photo
  • Any local market context ("moments from [park/school/transport]")
  • The specific open home date/time in the closing paragraph

What to remove if present:

  • Any overly generic phrases that the AI occasionally defaults to
  • Any claims about features you can't verify from the photo

This personalisation step takes 2–3 minutes and converts a good AI-generated description into an excellent, property-specific one.


Step 6: Copy to Your Portal

The output is formatted for direct paste into any listing portal.

Copy the headline to your portal's Title/Headline field. Copy the description to the Description field. Copy the key features to the Features/Highlights field.

The formatting (paragraph breaks, bullet structure) is designed to render correctly in all major portals. Some portals strip HTML formatting — the plain text output handles this automatically.


Common Mistakes and How to Avoid Them

Uploading a dark or vacant room photo. The AI generates more generic copy when the photo has less detail to work with. Always use a staged, well-lit hero photo for the best output.
